Business insurance in Wappingers Falls and Wappinger

The Village of Wappingers Falls has its downtown along West Main Street, East Main Street and South Avenue, and the Town of Wappinger, which takes in most of the village, has Route 9 as its main commercial corridor. Here's what a business in either one needs, and the Town and Village rules that change it.

In short

A Wappingers Falls small business needs workers' compensation from the first employee, DBL and Paid Family Leave once someone has worked 30 days in a calendar year, general liability for its landlord and clients, and commercial auto for work vehicles. Locally, a new business in the Town of Wappinger or the Village needs a change of occupancy permit, the Town inspects commercial occupancies for fire safety every year, Village tent sales need a general liability certificate, Village excavation permits need a certificate naming the Village, and peddlers license with the Town or Village clerk. My office is in Clifton Park, and I work with Wappingers Falls businesses by phone, email and video.

What's different about insuring a business in Wappingers Falls

  • Route 9 and the Main Street downtown. The Town describes Route 9 as the main commercial hub of the Town and Village, and the Village's revitalization strategy places large-scale retail along Route 9 and the smaller downtown businesses along West Main Street, East Main Street and South Avenue. Your lease sets the liability limits and additional insureds. See retail shop insurance, business owners policies and commercial property.
  • Change of occupancy and fire inspections. A new business in the Town needs a change of occupancy permit, and the Town's Fire Inspector inspects every commercial occupancy and every multiple dwelling of three or more units each year. In the Village, a new occupant in a nonresidential district needs a change of occupancy permit and certificate of occupancy, and new businesses and signs go before the Planning Board. Installing commercial cooking equipment, sprinklers or a fire alarm in the Village takes a fire safety permit; see restaurant insurance and liquor liability under the Dram Shop Act.
  • Contractors and trades. The Town has no contractor licence but wants your insurance forms before it processes any permit. Village fire safety and excavation permits need workers' comp proof on a Workers' Compensation Board form, and an excavation permit also needs a certificate naming the Village and an agreement to defend it. See contractor insurance; work at height carries Scaffold Law exposure.
  • Tent sales and promotional events. A Village tent sale permit needs a general liability certificate on an ACORD 25 at application; in the Town, temporary outdoor sales and promotional events take a Zoning permit, and the Fire Inspector issues place of public assembly permits.
  • Food trucks and peddlers. The Town licenses peddlers through the Town Clerk for a year at a time, after County Health and Weights and Measures permits where they apply; the Village licenses them separately. See food truck insurance.
  • Rentals and empty buildings. The Village runs a rental registry inspection, with a local agent for owners who live elsewhere, and requires registration of a building left unoccupied for more than a month. An empty building can lose property cover, so tell your carrier. See landlord insurance.
  • Wappinger Lake, the creek and the Industrial Park. The Village's revitalization strategy puts its FEMA flood zones mainly along a narrow strip of shoreline around Wappinger Lake and Creek, with the Industrial Park area the notable exception, susceptible to flooding. Commercial property excludes flood; flood insurance is a separate policy.

Questions

Common questions

Short answers to what people ask before they call.

Still have a question? Call (518) 902-8822 or book a call.

I'm opening a shop or office in Wappingers Falls. What permits touch my insurance?

In the Town of Wappinger, a new business needs a change of occupancy permit from the Building Department, and the Town's Fire Inspector inspects every commercial occupancy for fire safety each year under the State's Part 1203 rules. In the Village, a new occupant of a building in a nonresidential district applies for a change of occupancy permit and a certificate of occupancy, and the Village asks you to see the Planning Board before opening a new business or putting up a sign. Your lease will set the liability limits and additional insureds; a business owners policy packages that liability with property and lost income.

I'm a contractor working in the Town of Wappinger or the Village. What proof of insurance do they want?

The Town says no contractor licence is required, but all contractors must supply the appropriate insurance forms before any permit application is processed. In the Village, a fire safety permit for sprinklers, fire alarms or commercial cooking equipment needs proof of workers' compensation from the contractor at application. A Village excavation permit needs a certificate of insurance naming the Village at the limits printed on the form, workers' compensation on a Workers' Compensation Board form, not an ACORD certificate, and an agreement to defend the Village against negligence claims from the work. Once the policies are in force, I get you the certificates.

We're holding a tent sale or promotional event. What insurance is needed?

In the Village, a tent sale permit needs proof of general liability from the applicant or the property owner at the time of application, on an ACORD 25 certificate of liability insurance, at the per-occurrence minimum printed on the form, with your agent's or broker's name, location and office phone. In the Town, temporary outdoor sales and promotional events take a permit from the Zoning Department, and the Fire Inspector issues place of public assembly permits, including for promotional events. Once the policy is in force, I get you the certificate.

I want to sell food from a truck or door to door in Wappinger. What do I need?

In the Town of Wappinger, Town Code §175-5 requires a peddler or solicitor licence from the Town Clerk, valid for one year. Food vendors first need a Dutchess County Health Department permit, anyone using scales needs a permit from the County Sealer of Weights and Measures, and the Zoning Administrator reviews each application. The Village of Wappingers Falls licenses hawkers and peddlers separately through its own clerk under Chapter 110. The truck itself needs commercial auto; the food truck page goes through the rest.

Do you meet Wappingers Falls owners in person?

No. My office is in Clifton Park, and I work with Wappingers Falls businesses by phone, email and video. Once the policies are in force, I get you the certificates, and audits and claims come through me.
