Business insurance in Hyde Park
Hyde Park's main road is Route 9, the Albany Post Road, and the town is home to the Roosevelt and Vanderbilt historic sites and, in Staatsburg, the Mills mansion. Here's what a Hyde Park business needs, and the Town rules that change it.
A Hyde Park small business needs workers' compensation from the first employee, DBL and Paid Family Leave once someone has worked 30 days in a calendar year, general liability for its landlord and clients, and commercial auto for work vehicles. The Town's plan describes attractions that draw visitors from around the world, so restaurants and bars add liquor liability under the Dram Shop Act. Contractors pulling a Town building permit file liability and New York workers' comp proof naming the Town of Hyde Park as certificate holder. Parts of the Fall Kill watershed flood, and commercial property excludes flood. My office is in Clifton Park, and I work with Hyde Park businesses by phone, email and video.
What's different about insuring a business in Hyde Park
- Visitors to the historic sites. The Town lists the Franklin D. Roosevelt Home, Val-Kill, Top Cottage, the Vanderbilt Mansion and, in Staatsburg, the Staatsburgh State Historic Site, and its comprehensive plan describes attractions that draw visitors from around the world. Restaurants and bars that serve them need liquor liability under the Dram Shop Act; see restaurant and bar insurance.
- Route 9 and the shopping plazas. The same plan calls U.S. Route 9, the Albany Post Road, the town's major north-south corridor and says it separates residents from their shopping plazas. Your lease sets the liability limits and additional insureds; see retail shop insurance and business owners policies.
- Contractors and Town permits. Every contractor pulling a building permit hands in liability and New York workers' comp proof, or a CE-200 exemption filed again for each permit, with the Town of Hyde Park as certificate holder. See contractor insurance; every roof and facade also carries Scaffold Law exposure.
- Opening in a commercial space. A commercial occupancy needs plans showing exits, detectors and extinguishers, the insurance forms and Zoning Department approval after a pre-permit inspection. The Town bills owners for fire safety and property maintenance inspections, and unpaid fees can be added to the tax bill. See commercial property.
- Town Clerk licenses. Hawkers and peddlers, refuse collectors, salvage yards and used car dealers hold a license under Town law; for peddlers, that means a police check and Town Board approval. See food truck insurance, trucking and auto repair and dealer garages.
- The Fall Kill. The Town says the middle of the Fall Kill watershed, around Haviland Road and Roosevelt Avenue, floods all too frequently, and it has an engineering study under way. Commercial property excludes flood; flood insurance is a separate policy.

Common questions
Short answers to what people ask before they call.
Still have a question? Call (518) 902-8822 or book a call.
I'm a contractor pulling a building permit in Hyde Park. What insurance proof does the Town want?
The Building Department's insurance sheet asks every contractor for proof of liability insurance and of workers' compensation, or a workers' comp exemption, handed in with the permit application. The forms name the Town of Hyde Park, with its address, as certificate holder. Liability can be on an ACORD form, but workers' comp has to be on New York State forms. If you qualify for an exemption, you file a new CE-200 for every new or renewed permit, listing the Town, the type of permit, the job location and the estimated cost. Once the policies are in force, I get you the certificates.
I'm opening a shop or office in a commercial space. What does the Building Department ask for?
Its checklist for a commercial occupancy asks for floor plans of the space as it is and as proposed, showing exits, smoke and carbon monoxide detectors and fire extinguishers, with stamped plans above a set size; a site plan or survey showing where your unit is; the insurance forms in the permit package; the owner's signature or a notarized letter allowing you to apply; and Zoning Department approval after a pre-permit inspection. The same fire safety items are what a property carrier asks about, so have them ready when you ask me for a quote.
I want to sell from a truck or a stand in Hyde Park. Do I need a license?
Yes. Hawkers and peddlers apply to the Town Clerk, who sends the application to the Hyde Park Police Department for an investigation that includes a fingerprint check through the state Division of Criminal Justice Services. The Town Board then approves or refuses the license, and a refusal can be appealed to the Board within 14 days. The license itself is separate from insurance; a truck needs commercial auto, and an event organizer or property owner can ask for your general liability certificate. The food truck page goes through the rest.
My business is near the Fall Kill. If it floods, am I covered?
Not by a standard commercial property policy; flood is excluded. The Town's Fall Kill Creek page says the middle of the watershed 'floods all too frequently', with the study centered on Roosevelt Avenue and a nearly flat stretch running from Haviland Road, and the Town has an engineering study under way to find ways to reduce the flooding. Flood is a separate policy, through the National Flood Insurance Program or a private carrier, and business income cover pays after damage from a covered cause, so ask how each quote treats flood.
Do you meet Hyde Park owners in person?
No. My office is in Clifton Park, and I work with Hyde Park businesses by phone, email and video. Once the policies are in force, I get you the certificates, and audits and claims come through me.
