Business insurance in Greenfield

Greenfield is a rural town five miles north of Saratoga Springs, by its own description, with the hamlets of Greenfield Center, Middle Grove and Porter Corners. The town's business list runs to farms, horse barns, contractors and truckers as well as shops and restaurants, and its permit and timber rules ask for proof of insurance. Here's what a Greenfield business carries and what the town asks for.

In short

A business in the Town of Greenfield, including Greenfield Center, Middle Grove and Porter Corners, needs workers' compensation from the first employee, DBL and Paid Family Leave once someone has worked 30 days in a calendar year, general liability for its landlord and clients, and commercial auto for work vehicles. Locally, the town's building permit application asks general contractors for a liability certificate with the Town of Greenfield as certificate holder and every applicant for workers' comp and disability proof, and a commercial timber harvest needs written notice to the town listing the logger's liability and compensation insurance. My office is in Clifton Park; I meet owners at their business or at home, or by phone or video.

What's different about insuring a business in Greenfield

  • Certificates with every building permit. The town's permit application asks a general contractor for a liability certificate naming the Town of Greenfield as certificate holder, and every applicant for workers' comp and disability proof or a site-specific CE-200. The Building Department says very few jobs don't need a permit. New York bars a permit for hazardous work without proof of workers' comp, and the Scaffold Law applies to work at height. See contractor insurance, handymen and workers' compensation.
  • Timber harvesting. Under Town Code §105-130 a commercial harvest needs written notice to the Code Enforcement Officer first, and the town's form asks for the logger's liability and compensation insurance, the protected water bodies and the state crossing permits. Loggers need commercial auto or trucking cover and an equipment floater.
  • The town farmers market. The town runs a market at Middle Grove Park on Thursday evenings, and its vendor application has you waive claims against the town and indemnify it for injury or damage you cause. Growers and food makers need general liability with products cover; trucks need food truck cover.
  • Farms and horses. The town's own business list includes farms, wineries and food makers, and horse boarding, lessons and clinics. Farm buildings and equipment, other people's horses in your care and riders on your property each need their own line of cover. See commercial property.
  • Inspections and zoning. Code Enforcement carries out periodic fire safety and property maintenance inspections, and the town keeps separate use lists for its IM, LDR, OR and PR zoning districts and issues zoning determination letters. Check what the district allows before you sign a lease, so the policy describes the business you actually run. See business owners policy.
  • A town loan program. Greenfield runs its own low-interest loan program for business investment and jobs, open to Saratoga County businesses with preference for those in the town. If a loan finances your building or equipment, the lender may ask to be named on the property policy.

What Greenfield businesses carry

Required by New York

Workers' compensation from the first employee, and DBL and Paid Family Leave once someone has worked for you 30 days in a calendar year. Business vehicles need commercial auto; employees running errands in their own cars need hired and non-owned auto as well.

Required by your landlord, clients and the town

General liability naming the landlord or client as additional insured, the certificates the town asks for with a building permit, and the liability and compensation insurance listed on a timber harvest notice. For a shop, office or small restaurant, a business owners policy packages liability with property and lost income.

Worth adding

Liquor liability for any restaurant, bar or winery tasting room that serves, because general liability excludes Dram Shop claims; an equipment floater for machines that move between jobs; cyber for card payments and client data; a commercial umbrella when a contract asks for higher limits; and flood cover if FEMA's map puts your address in a flood zone, since commercial property policies exclude flood. See flood insurance.

How I quote a Greenfield business

A short conversation about what you do, where, with how many people, vehicles and machines, and what your lease, contracts and permits require; then quotes from several carriers with what each leaves out, side by side. Once the policies are in force, I get you the certificates for your landlord, your clients or the Town of Greenfield. Afterward, one number for certificates, audits and claims. The business gap check takes three minutes. Saratoga County filings and county road permits are on the Saratoga County business insurance page; nearby, see Saratoga Springs, Wilton and Corinth. Medicare questions are on the Greenfield Medicare page.

What insurance does a Town of Greenfield building permit need?

The town's application asks a contractor acting as general contractor for a liability insurance certificate with the Town of Greenfield named as certificate holder, and a property owner doing the work without a contractor for proof of insurance suited to the project. Every application also needs proof of workers' compensation (form C-105.2 or U-26.3) and disability coverage (DB-120.1 or DB-155), or a site-specific CE-200 exemption. The Building Department says very few jobs, mainly general maintenance and simple repairs, don't need a permit, and every inspection needs 48 hours' notice. Once the policies are in force, I get you the certificates.

I'm a logger working in Greenfield. What does the town require?

Town Code §105-130 requires written notice to the Code Enforcement Officer before commercial timber harvesting begins, except on approved construction and landscaping projects, and harvesting has to follow the state DEC's timber harvesting guidelines. The town's notification form asks for the property owner, the logger, the logger's liability and compensation insurance, any forester, the site, protected water bodies with copies of state crossing permits, and a sketch map of landings, skid trails and stream crossings. On the insurance side: general liability, workers' compensation for every crew member, commercial auto for the trucks and an equipment floater for the machines.

I want to sell at the Greenfield farmers market. What should I carry?

The town runs the market at Middle Grove Park on Thursday evenings in summer. Its vendor application includes a hold harmless provision: you waive claims against the town and agree to indemnify it for injury or damage to anyone resulting from your being at the market, and you are responsible for following every rule that applies to your products. That indemnity is a promise your own general liability, with products cover, has to back up. If you sell from a truck or trailer, it needs commercial auto as well.

I board horses and give lessons in Greenfield. Is my farm policy enough?

Not necessarily. Boarding means you are responsible for other people's horses, which takes care, custody and control cover, and lessons mean liability for riders and spectators, which a farm or homeowners policy may limit or exclude. Paid staff need workers' compensation like any other employer. I compare carriers that write equine operations and show you what each one leaves out.

Are you in Greenfield?

My office is in Clifton Park. I meet Greenfield owners at their business or at home, or by phone or video, and handle certificates, audits and claims myself afterward.
