Business insurance in South Glens Falls and Moreau

South Glens Falls sits across the Hudson from the City of Glens Falls, with shops and offices along Main Street and Route 9. The Town of Moreau around it is farms, neighborhoods, an industrial park and the Route 9 and Exit 17 areas the town wants to grow. Here's what a business here carries and what the village and town ask for.

In short

A business in South Glens Falls or the Town of Moreau needs workers' compensation from the first employee, DBL and Paid Family Leave once someone has worked 30 days in a calendar year, general liability for its landlord and clients, and commercial auto for work vehicles. Local paperwork adds to it: the village licenses peddlers, solicitors and transient merchants and wants a bond held by the Village Clerk, building in a mapped flood hazard area needs a floodplain development permit, and Moreau wants a contractor's comp and disability proof on state forms, not an ACORD certificate, before a permit. My office is in Clifton Park; I meet owners at their business, at the office or by phone or video.

What's different about insuring a business in South Glens Falls

  • Main Street and Route 9. The village plan puts most of its commercial uses along Route 9 and wants Main Street storefronts, from the bridge to Fifth Street, used for shops and offices with apartments above. Automobile services and mixed-use buildings in the Commercial zone need a special use permit. A building with tenants upstairs needs a policy that fits both uses. See retail shop insurance, auto repair shops and commercial property.
  • Vendors and solicitors. Peddlers, solicitors and transient merchants file a village application seven days ahead and post a bond held by the Village Clerk for a year. Events in the village parks can't have vendors, alcohol or cooking. See food trucks and general liability.
  • Contractors and permits. The village and the Town of Moreau each have a building inspector and their own permit forms. Moreau asks contractors for comp and disability proof on state forms and turns away ACORD forms; the village wants a renewed permit for any temporary structure kept past three months. The Scaffold Law applies to work at height. See contractor insurance and workers' compensation.
  • The river. The village keeps a Resource Conservation zone for designated flood plains and requires a floodplain development permit for building in special flood hazard areas. Commercial property excludes flood, so check FEMA's map and buy flood cover separately where it applies. See flood insurance.
  • Exit 17, the industrial park and the Route 9 corridor. Moreau's 2019 plan focuses business growth on the Route 9 and Route 197 corridors, the Exit 17 area and the Moreau Industrial Park, which the town markets with rail access near the Northway. Manufacturers, distributors and haulers sign contracts that set limits and additional insureds. See trucking, inland marine and commercial umbrella.
  • Farms and visitors. The town has an Agricultural District and a farmland protection plan that floats food hubs, distilleries and sap processing, and the plan counts Moreau Lake State Park's visitors as a draw for local business. Farm stands, tasting rooms and tours need each activity named on the policy, and a distillery that pours needs liquor liability.

What South Glens Falls businesses carry

Required by New York

Workers' compensation from the first employee, and DBL and Paid Family Leave once someone has worked for you 30 days in a calendar year. Business vehicles need commercial auto; employees running errands in their own cars need hired and non-owned auto as well.

Required by your landlord, clients and the village or town

General liability naming the landlord or client as additional insured, the comp and disability forms a permit office asks for, and a bond where the village requires one. For a shop, office or small restaurant, a business owners policy packages liability with property and lost income.

Worth adding

Liquor liability for any restaurant or bar that serves, because general liability excludes Dram Shop claims; cyber for card payments and client data; employment practices liability once you have staff; flood insurance if FEMA's map puts your address in a flood zone; and a commercial umbrella when a lease or contract asks for higher limits.

How I quote a South Glens Falls business

A short conversation about what you do, where, with how many people and vehicles, and what your lease, contracts and permits require; quotes from several carriers with what each leaves out, side by side; and once you choose and the policies are in force, I get you the certificates for your landlord, your clients or the permit office. Afterward, one number for certificates, audits and claims. The business gap check takes three minutes. County filings and county road permits are on the Saratoga County business insurance page; across the river, see Glens Falls, Queensbury and Hudson Falls and Fort Edward.

Questions

Common questions

Short answers to what people ask before they call.

Still have a question? Call (518) 902-8822 or book a call.

I sell door to door or set up as a vendor in South Glens Falls. What does the village need?

The village has one application for peddlers, solicitors and transient merchants. It asks for your vehicle and plate, the goods and how you sell them, the dates you'll work, an authorizing document if you represent a firm and, for non-residents, proof of authorization from the Secretary of State. It must be in seven days before you start, and the village wants a bond, or cash or certified funds, held by the Village Clerk for a year. A bond is not insurance: you still need general liability with products cover, commercial auto for the vehicle and workers' comp for anyone with you.

What does the Town of Moreau want from a contractor before a building permit?

The town's permit applications ask the contractor for a workers' comp certificate on form C-105.2 (U-26.3 from the State Insurance Fund) and a disability certificate on DB-120.1 or DB-155, or the CE-200 exemption, and they say ACORD forms aren't accepted as proof. Those forms come from your carriers, not from me; brokers aren't authorized to issue the DB-120.1. I tell you which forms the office wants and ask the carriers to send them. Once the policies are in force, I get you the liability certificates for your clients.

I want a storefront on Main Street with apartments upstairs. What changes?

The village plan wants first floors on Main Street, from the bridge to Fifth Street, used for retail or offices and the upper floors for housing, and it says mixed-use buildings in the Commercial zone need a special use permit from the Zoning Board of Appeals. For insurance, a building with tenants upstairs needs a property and liability policy written for both uses; some business owners policies won't take the apartments. If you lease the storefront, your improvements and stock need their own cover.

My business is near the river. Am I in a flood zone?

Check your address on FEMA's flood map. The village regulates building in designated special flood hazard areas through a floodplain development permit, and keeps a Resource Conservation zone for designated flood plains. Commercial property policies exclude flood, so flood cover for the building and contents is a separate policy, through the National Flood Insurance Program or a private carrier.
