Business insurance in Wilton and Gansevoort

The Town of Wilton calls the Northway Exit 15 area a regional commercial center: the Wilton Mall, big-box stores, strip plazas, offices and fast food along Route 50. Exit 16 and Ballard Road draw distribution centers, light industry and truck traffic. Here's what a Wilton business usually needs and what the town asks for.

In short

A business in Wilton or Gansevoort needs workers' compensation from the first employee, DBL and Paid Family Leave once someone has worked 30 days in a calendar year, general liability for its landlord and clients, and commercial auto for work vehicles. The Town of Wilton adds paperwork of its own: a commercial building permit needs a liability and workers' comp certificate with the town as certificate holder, a new tenant in commercial space files a change of tenancy application, and each sign needs its own permit. Around Exit 16, trucks need fleet and cargo cover. My office is in Clifton Park; I meet owners at their business, at the office or by phone or video.

What's different about insuring a business in Wilton

  • Exit 15 and Route 50. The town's 2015 plan describes the Exit 15 area as automobile-oriented, with malls, fast-food franchises and big box stores, including the Wilton Mall, and recommends a corridor study for Route 50. The town's 2009 economic blueprint adds strip centers, professional offices, medical care and fitness. Leased space means the lease sets your limits and additional insureds. See retail shop insurance, restaurants and medical and dental offices.
  • Exit 16 and Ballard Road. The town markets the Exit 16/Ballard Road corridor for light industrial and office use, and its plan says the interchange is busy with trucks serving distribution centers and is a key truck stop between Canada and Albany. That is trucking, commercial auto and cargo, and inland marine for goods in transit. Refuse haulers can't run collection trucks in the town between 9 p.m. and 7 a.m.
  • Contractors and town permits. A commercial permit needs a liability and workers' comp certificate with the Town of Wilton as certificate holder, and the comp carrier and policy number go on the application. A landlord's rental house doesn't qualify for the owner-occupied BP-1 exemption. The Scaffold Law applies to work at height. See contractor insurance and workers' compensation.
  • New tenants and signs. Moving a business into commercial space means a change of tenancy application covering the occupancy, construction and sprinklers, and every sign needs its own permit. Your property policy is rated on the same facts. See business owners policy and commercial property.
  • Fire alarms. A monitored fire alarm has to signal the owner or a representative as well, and that person must go to the scene; repeat false alarms carry town penalties.

What Wilton businesses carry

Required by New York

Workers' compensation from the first employee, and DBL and Paid Family Leave once someone has worked for you 30 days in a calendar year. Business vehicles need commercial auto; employees running errands in their own cars need hired and non-owned auto as well.

Required by your landlord, clients and the town

General liability naming the landlord or client as additional insured, and the certificates the Building Department asks for when you or your contractor pull a permit. For a shop, office or small restaurant, a business owners policy packages liability with property and lost income.

Worth adding

Liquor liability for any restaurant or bar that serves, because general liability excludes Dram Shop claims; cyber for card payments and client data; employment practices liability once you have staff; an equipment floater for tools that ride in a truck; and a commercial umbrella when a lease or contract asks for higher limits.

How I quote a Wilton business

A short conversation about what you do, where, with how many people and vehicles, and what your lease, contracts and town permits require; quotes from several carriers with what each leaves out, side by side; and once you choose and the policies are in force, certificates to your landlord, clients or the Town of Wilton, usually the same day. Afterward, one number for certificates, audits and claims. The business gap check takes three minutes. Saratoga County filings and county road permits are on the Saratoga County business insurance page.

Questions

Common questions

Short answers to what people ask before they call.

Still have a question? Call (518) 902-8822 or book a call.

What insurance does the Town of Wilton want with a commercial building permit?

The application asks for the name of your workers' compensation carrier and the policy number, with the forms attached, and the town's requirements list a certificate of insurance for liability and workers' comp with the Town of Wilton as certificate holder. Plans must be stamped by an architect or engineer, and the town says review can take eight weeks or more, so line the certificates up early. Once the policies are in force, I send the liability certificate and get the comp form from the carrier, usually the same day.

I'm leasing space near Exit 15. What does the town need, and what does the lease want?

The town wants a change of tenancy application, describing the leasable space, the old and new occupancy, the construction type and whether the building is sprinklered, with a floor plan if you're dividing the space; some go to the Planning Board. The lease usually wants general liability with the landlord as additional insured, by endorsement, and property cover for your improvements and stock. Carriers ask the same building questions, so the answers carry straight into the quote.

I own a rental house in Wilton and need a building permit. Can I use the homeowner exemption?

No. The BP-1 exemption on the town's forms page is only for an owner-occupied one-to-four-family home. The same form says any other residence counts as a business, so the permit needs proof of workers' comp from whoever does the work, or the state exemption form if they qualify. For the property itself, a rental needs a landlord or commercial policy rather than a homeowners policy.

My business has a monitored fire alarm. Does the town have rules?

Yes. Under the town code, a fire alarm that signals a fire company or a monitoring center must also signal the owner or a named representative, who has to go to the scene, and repeat false alarms carry civil penalties. Tell me the alarm is monitored, because carriers ask, and keep the contact list current.

Are you in Wilton?

My office is in Clifton Park. I meet Wilton and Gansevoort owners at their business, at the office or by phone or video, and handle certificates, audits and claims myself afterward.
