Business insurance in Waterford
Waterford sits at the southern tip of Saratoga County, where the Mohawk meets the Hudson and the Erie and Champlain canals converge. Its business district is Broad Street in the historic village, with more commercial activity along Saratoga Avenue, and boaters tie up at the harbor a short walk from the shops. Old mixed-use buildings, town permits and river flooding shape what a Waterford business needs.
A Waterford small business needs workers' compensation from the first employee, DBL and Paid Family Leave once someone has worked 30 days in a calendar year, general liability for its landlord and clients, and commercial auto for work vehicles. Waterford adds paperwork and water of its own: the Town's building permit application wants liability and workers' comp certificates, or a CE-200 exemption, naming the Town of Waterford Building Department and kept in force for the whole project, and the town and village's waterfront plan puts most of the village in the floodplain, which commercial property policies exclude. My office is in Clifton Park; I meet owners at their business, at the office or by phone or video.
What's different about insuring a business in Waterford
- Broad Street and the historic village. The town and village's waterfront plan calls Broad Street the downtown business district: a seven-block commercial strip in the Village of Waterford Historic District, in two- and three-story buildings with apartments upstairs. An older mixed-use building needs replacement-cost limits and ordinance-or-law cover, and a tenant's improvements need their own property cover. See commercial property, retail shop insurance and restaurant insurance.
- Saratoga Avenue. The same plan places more of the town's commercial activity along Saratoga Avenue, running north from Cohoes. For a business leasing space there, the lease sets the liability limits and the additional insureds. See business owners policy.
- Contractors and town permits. The Town's building permit application wants liability and workers' comp certificates, or a CE-200 exemption, naming the Town of Waterford Building Department, with every policy in force for the whole job; signs and changes in occupancy are on the same form, and curb cuts, road openings and sidewalk barricades need their own approvals. Inside the village, the Village's Building and Code Enforcement office handles permits. The Scaffold Law applies to work at height. See contractor insurance and workers' compensation.
- Boaters at the harbor. The Town's harbor visitor center has floating docks and wall space for boaters, who walk into the village for its shops, restaurants and laundromat, and the same page promotes the Tugboat Roundup. Visitor traffic is customer traffic: general liability for the premises, and liquor liability for anyone pouring. Vendors at events need their own cover; see food trucks.
- The rivers. The waterfront plan puts most of the village in the floodplain, from the Hudson inland to the Old Champlain Canal, and describes significant spring flooding about once every two years along the Fourth Branch of the Mohawk. Flood is a separate policy; see flood insurance.
- After-hours contacts. The Waterford Town Police keep a business information form with the owner's numbers, emergency contacts and alarm company. If a property quote asks about an alarm, the same details answer it.
What Waterford businesses carry
Required by New York
Workers' compensation from the first employee, and DBL and Paid Family Leave once someone has worked for you 30 days in a calendar year. Business vehicles need commercial auto; employees running errands in their own cars need hired and non-owned auto as well.
Required by your landlord, clients and the Town
General liability naming the landlord or client as additional insured, and the certificates the Town asks for with a building permit. For a shop, office or small restaurant, a business owners policy packages liability with property and lost income.
Worth adding
Flood cover for any building or contents in the floodplain; liquor liability for any restaurant or bar that serves, because general liability excludes Dram Shop claims; cyber for card payments and client data; employment practices liability once you have staff; and a commercial umbrella when a lease or contract asks for higher limits.
By industry
- Restaurants and bars, liquor liability, food trucks
- Retail shops, salons and barbershops, convenience stores and gas stations
- Contractors and trades, handymen, landscaping and snow plowing, cleaning and janitorial
- Medical and dental offices, professional offices, daycare
- Auto repair shops, trucking and delivery
How I quote a Waterford business
A short conversation about what you do, where, with how many people and vehicles, and what your lease, contracts and permits require; quotes from several carriers with what each leaves out, side by side; and once you choose and the policies are in force, I get you the certificates for your landlord, your clients or the Town. Afterward, one number for certificates, audits and claims. The business gap check takes three minutes. County filings and county road permits are on the Saratoga County business insurance page; across the rivers, see Cohoes and Troy.

Common questions
Short answers to what people ask before they call.
Still have a question? Call (518) 902-8822 or book a call.
What insurance does the Town of Waterford want with a building permit?
The Town's application asks for liability and workers' compensation certificates, or a CE-200 exemption certificate if you have no employees, with the Town of Waterford Building Department named on the certificates kept on file. Every policy has to stay in effect for the whole project. The same application lists other approvals a job may need, such as a curb cut, a road opening through the highway department or a sidewalk and barricade permit, and a permit expires 12 months after it's issued, or sooner at the certificate of occupancy. Inside the village, permit questions go to the Village's own Building and Code Enforcement office. Once the policies are in force, I get you the certificates.
My shop is on Broad Street, near the river. Is flood covered?
Not by a standard commercial property policy; flood is excluded. The town and village's waterfront plan, approved by the state in 2010, puts most of the village in the floodplain, from the Hudson inland to the Old Champlain Canal, and describes significant spring flooding about once every two years, particularly along the Fourth Branch of the Mohawk. Look up your address on FEMA's flood map and price a separate flood policy for the building or your improvements and contents. Ask how each quote treats lost income after a flood, too.
I own a building on Broad Street with apartments upstairs. What should the policy say?
The waterfront plan describes Broad Street's buildings as two and three stories, mixing shops below with apartments above. A policy for a building like that has to know about both: property written at replacement cost, with a limit based on what it costs to rebuild today, ordinance-or-law coverage for the code upgrades a partial rebuild can trigger, and liability that covers the stores, the apartments and the sidewalk out front. Your commercial tenants carry their own liability and contents, with you named as additional insured.
What is the Waterford Police business information form?
The Waterford Town Police Department keeps a file on local businesses. Its form asks for the owner's phone numbers, up to three emergency contacts, and whether the business has an alarm, which company monitors it and what type it is. Keeping it current means someone reaches you after a break-in or fire at night. If a property quote asks about an alarm, the same details answer it.
